Hours of Building Operation
Hearst Tower is staffed to provide full property services during the normal business hours, 8:00 a.m. to 5:00 p.m., Monday through Friday. During this time, the building's engineering staff will perform maintenance and other normal services.
The holiday schedule that will effect building operation will include the following holidays: Christmas Day, Thanksgiving Day, Fourth of July, Memorial Day and Labor Day. The building will not be open on these days, and card access is required. As well there will be no HVAC service on these days, all requests for HVAC will be at an additional charge.
Cleaning Services
The cleaning for this building is done by an outside contract service. All contract personnel are bonded and in uniform and meet strict requirements for employment. Good housekeeping is an important part of our tenant services and suggestions for improvement are always welcome. Cleaning service is provided five nights a week. The daily scope of services includes vacuuming traffic areas, feather dusting horizontal surfaces, sweeping and mopping tile, marble and wood floors, emptying wastebaskets and cleaning kitchen counter tops and sinks. Detail cleaning is done bi-monthly, if desks are cleared, better dusting will be done at this time. Items on desks will not be moved or shifted by cleaning personnel. Restrooms are cleaned nightly and checked again during the day. All paper products and soap are restocked each evening and as needed throughout the day.
Trash Removal
If you wish to dispose of trash other than that in the wastepaper basket, please inform cleaning personnel by leaving a "trash" sticker on these items. The stickers are distributed to each tenant and are available upon request. Please DO NOT leave items that are not trash on top of wastebaskets, or place in the hallways, passenger, or freight elevator lobbies.
When a considerable amount of trash needs to be discarded, such as boxes from a delivery of supplies, furniture or equipment, please call Tenant Services at 704.887.1208 or the Bank of America Helpline (for Bank Associates only) at 800.698.4400 for an additional pick up.
Maintenance and Repairs
The Landlord is responsible for maintenance of all public and common areas of the building, including lobbies, stairs, elevators, corridors and restrooms as well as all windows, mechanical, electrical and plumbing systems. Building Management will maintain building standard items such as the air conditioning system, building standard lights, doors and windows within your office space. Any non-standard item such as mounting pictures or boards, changing door locks, etc. shall be provided by engineering at an additional charge.
Temperature Control
The temperature setting throughout the building is set in accordance with the prescribed building operations specification for maximum comfort and efficiency. Typically, the normal temperature settings for the building are: interior zones 74 to 76 degrees and exterior zones are 72 to 74 degrees in the winter and 74 to 76 degrees in the summer time. Currently Hearst Tower's building engineering staff performs several checks to the HVAC system to ensure the areas are receiving correct airflow. Repairs and adjustments are made as needed to bring the temperature to the proper level within building specifications. If you are uncomfortable, please call Tenant Services at 704.887.1208 or the Bank of America HelpLine at 800.698.4400 for all bank associates. Temperature calls are usually handled within an hour of receiving the call.
Overtime HVAC and Lighting
All overtime HVAC and lighting requests can be pre-programmed or on a as needed basis. Please contact your Tenant Representative on your floor or visit the after hours air and lights website. You may also use the after hours telephone system for lights and air as needed. You must have a password to use both of these tools. There is no charge for lights only, however a charge per side of the floor and per hour for HVAC. Contact the management office with any questions.
Loading Dock Area
Pertinent information regarding the loading dock is as follows:
Location: Off College Street
Hours: 7am to 11pm
Limited parking: Only loading and unloading of vehicles allowed. Any vehicle parked more than 30 minutes is subject to tickets and/or towing.
Smoking Policy Locations
Hearst Tower is a non-smoking building. There is no smoking in the Stairwells and no smoking in the Parking Deck. Smoking in either of these areas could cause the building to go into alarm.
The ONLY areas where smokng is permitted are: on the upper plaza patio and in the designated area by the 6th Street entrance.
Mail & Express Packages
The United States Postal Service operates the mailroom, which is located in the Tryon Street Lobby near the restrooms. The mailroom is staffed between 10:30 and 11am Monday through Friday. You may pick up any packages or sign for letters at that time. Regular mail is not delivered to individual suites, thus, tenant mailboxes, Federal Express, Airborne Express and UPS drop boxes are provided in the mailroom. Mail collection is at 4:00 p.m., Monday through Friday. There is not a pickup on Saturday or Sunday.
